Plans for 500 homes in a north-east village could be approved next week.
Bancon Homes has applied for the development in Mintlaw that would include the houses, business and retail space and services for the elderly.
The Buchan area committee has been asked to give the green light for planning permission in principle.
If approved 125 affordable homes could be built.
Director of infrastructure services Stephen Archer said: “It is considered that the proposed development complies with the policies and principles outlined in the Aberdeenshire Local Development Plan 2017.
“The development would be in keeping with the site allocation. It has been demonstrated the site can be adequately serviced and accessed.
“Contributions towards local services would be secured via a section 75 legal agreement.”
Two objections were submitted to Aberdeenshire Council against the plans with concerns raised about road safety and pedestrian links.
The local authority’s roads department did not oppose the development.
Councillors will meet to discuss the proposal on Tuesday in Peterhead.
